With your safety during the COVID-19 pandemic in mind, we've put together a virtual tour of our community and apartments. In-person tours are still operating and stop-ins are always welcome. Our Front Office team is following all recommended health guidelines including wearing masks, sanitizing surfaces, and distancing where possible. We appreciate your understanding and while these may seem a bit impersonal, our help team members and wonderful community will have you feeling right at home.

Community Policies

We offer more than great apartment amenities at the Oak Ridge Apartments, residents of our beautiful community centrally located in Largo, Florida enjoy scenic views, refreshing community activities, and so much more. Here are a few features we know you'll love.

Equal Housing

This community does not discriminate against any person because of race, color, religion, sex, handicap, familial status or national origin and will comply with state and federal fair housing and antidiscrimination laws.


Occupancy Standards

A maximum of two per bedroom are allowed. All occupants 18 years or older are required to complete an application, even if living with a parent or a guardian.


Criminal Background

No applicant, resident or occupant may have been convicted of a felony charge in the last 10 years. No applicant, resident or occupant may have been convicted for the sale, distribution, or manufacturing of any illegal drug within the last five years. No family member may be subject to lifetime sex offender registration. No applicant, resident, or occupant may have sex related charges or any violent crimes, whether misdemeanor or felony. This includes persons who have received deferred adjudication and/or have not yet satisfied the probationary period of a deferred adjudication. Backgrounds for all adult occupants will be checked.


Rental History

Rental history at the current and previous residence must include satisfactory rental payment history. Evictions will require a larger deposit. Any debt owed to an apartment community will require a larger deposit. Standard Security Deposit is one month's rent.


Credit Policy

Unsatisfactory credit references or no credit history may result in the requirement of an additional deposit. Standard Security Deposit is one month's rent.


Co-Signer & Guarantor

Co-Signer must meet all rental requirements as a lease holder and earn four times the rental rate. Co-Signer A co-signer/guarantor may be requiring in the case of ONE of the following:

  1. No rental history or home ownership in the past 5 years
  2. No employment (STUDENT ONLY)
  3. Insufficient income

Income Standard

Gross monthly income of all lease holder(s) must equal to two and a half to three times the monthly rental amount. All income must be verifiable. Income from parents, scholarships, or study subsidies; can be used if verifiable and the applicant is a full-time student.


Employment

Applicants must (1) be employed with current employer for at least three months; (2) have current job and at least six months employment with your previous employer; or (3) receiving retirement benefits, government benefits, or any other verifiable and consistent income.


Self-Employment

Must provide the previous year's personal income tax return and the previous two months bank statements as evidence of sufficient income. Persons whose jobs are commission only or base salary plus commission, tips, or bonuses are considered self-employed.


Administrative Fee

$175 Nonrefundable administrative fee will be collected.


Application Fee

$75 Nonrefundable application fee is required per person over the age of 18 years old.


Pet Policy

A maximum of 2 domesticated pets per apartment is permitted. Dogs whose breed or dominant breed weight exceeds 45 pounds at maturity are not accepted. The following breeds or partial breeds are not permitted: Rottweiler, Pit Bulls, Dobermans, Chows, Staffordshire bull terriers, Akitas, Australian Shepherds, and German Shepherds. Exotic animals and reptiles are not accepted. Additional restrictions may apply. Service animals are not considered pets and are allowed with proper paperwork to accommodate a handicapped leaseholder or occupant. All animals must be photographed by management before approval.

  • $300 non-refundable Pet Fee per pet.
  • Plus $20 per month pet rent.
  • Maximum 2 pets (cats and/or dogs only), 45 lbs pet weight limit.
  • All pets must be registered, have up-to-date vaccines, and approved by management.
  • Breed restrictions apply.
